Kevin is the founder and lead synergist for AIM Real Estate (both the SALES team as Broker-In-Charge and the Management group).  In his words: "I have been fortunate to have received a rigorous education followed by a thorough training in all Real Estate related activities. Founder, President, Broker-In-Charge SC, Qualifying Broker GA:                                                                                                         2007 – Present

 

  • Established his property management firm starting with 1 property, now manages over 300 long-term rentals, and a handful of vacation rentals, while holding the licenses for 7 licensed property managers serving each aspect of the business
  • Current rent roll of 9 million dollars per year
  • Large management accounts include commercial shopping centers and a 200-unit Condo Regime
  • Was 1 of 2 initial staff members; have since built a team of 14 awesome associates who are learning and growing each and every day
  • Focused on client experience and cashflow growth - adding value wherever we conduct business – having retained 95% of all investors since inception, renew 94% of tenants, and have grown rental rates by 45% from 2006 to 2020

Tribridge Residential Atlanta, GA

Senior Operations Manager (held the following: Community Association Manager, Assistant Manager, BA, Leasing):              2006 – 2012

 

  • Responsible for a portfolio, valued at 390 million dollars, that encompassed 1,000 units across the Southeast
  • Streamlined and oversaw budgets, monthly variance reports, delinquency management, and expense control as well as team of 35 associates (from managers to groundskeepers)
  • Implemented homeowner boards’ goals, exterior renovations, policy, and procedure, always with an eye for efficiency management, ARB, capital planning,
  • Managed a 4 million-dollar capital expenditure renovation, including interior improvements to over 300 units & amenities
  • Increased physical occupancy by 10% over a 6-month period, with a 7% economic occupancy growth as well
  • Implemented utility audits across the portfolio that resulted in 3,000-dollar cost savings per property and refunds from providers
  • Restructured and implemented real estate sales during a slow market to sell an additional 6-million-dollars of inventory
  • Properties managed include: Paramount at Buckhead (300 units, class A), The Buckhead Grand (286 units, class A), Park Towers Place (80 units, class B), Crescent Lake (640 units class C), and Meadow Glen (646 units, class C)
